Robindale in the northeast of Johannesburg is an established suburb with a strong traditional sense of community. People who live in Robindale are here to stay and build a life, which is why almost 50% of property owners have owned their properties for 11 years or more.

The stability Robindale offers have also ensured that the real estate markets remained consistently active over the last decade and maintained momentum during the current credit crunch. Real Estate Director of Lew Geffen, Melinda Odendaal, says this is why the suburb also quickly recovered lost ground post-2008. 

“By 2010 property in Robindale was selling at top prices again, although there was a slight dip in prices, but we do not foresee the market changing much in response to the current economic downturn. The majority of investors are young families who are attracted to the convenient location, proximity to good schools, stability and excellent value. They tend to stay until their children finish school,” Odendaal says. People only sell when they want to downsize after their children finish school or if they are relocating.

This tree-lined suburb is a well organised and tranquil residential area with little commercial activity, although it is perfectly situated to offer easy access to the amenities in Sandton and Randburg. Nearby Brightwater Commons and Cresta Centre offer a myriad of retail and entertainment options, while sport enthusiasts have a choice of three Virgin Active gyms and the Randburg Sports Complex which offers baseball, soccer, tennis and hockey.

Robindale offers a broad selection of property options at accessible prices to suit all budgets and requirements and first-time buyers easily find excellent entry-level options there, where 46% of the properties are sectional title. A one-bedroom apartment can be bought here for about R650 000. Houses are standard three-bedroom, two bathroom homes that sell for between R1.8 million and R3 million.

During the past year 35 apartments were sold at a combined value of almost R33 million, at an average sale price of R940 486. The middle-market price band of R800 000 to R1.5 million was the most active with 20 transactions. Thirteen apartments were sold in the entry-level bracket of R400 000 to R800 000 and two apartments in the upper R1.5 million to R3 million price band.
